The Services that we offer: 

ACCOUNTING
 
• Manage the collection of monthly levies.
• Verify the payment of all accounts payable by the Body from available funds.
• Prepare the annual estimate of income and expenditure to determine the monthly
  levies.
• Prepare the annual budgets.
• Review monthly income and expenditure vs actual income and expenditure.
• Preparation of income and expenditure accounts for submission to the Trustees.
• Manage the annual audit with the auditor of the Body Corporate. 
• Complete and submit VAT returns.
• Pay salaries, wages, PAYE, RSC Levies, Administration Board Levies
  Unemployment Insurance Fund and Workmen’s Compensation.
• Collect arrear levies / rentals, and institute legal action where necessary on
   instructions from the Trustees.
• Prepare monthly management reports for submission to the Board of Trustees.

MAINTENANCE
 
• Assist and advise the Board of Trustees on the maintenance of the property.
• Undertake maintenance work if requested to do so.
• Negotiate on behalf of the Board of Trustees with: 
  professional persons, or firms for the drawing up of specifications for
  maintenance work to be done.
  outside contractors to do work or perform  services on behalf of the
  Body Corporate.
      
ADMINISTRATION
 
Attend to instructions emanating from the minutes of the Trustees meetings and report to the Chairperson.
 
INSURANCE
 
• Assist the Board of Trustees in the determination of replacement values for
  improvements for insurance purposes and arrange for valuations where required.
• Arrange for the insurance of the buildings and improvements.
• Take out Fidelity Guarantee Insurance on behalf of the Body Corporate.
• Handle all insurance claims on behalf of the Body Corporate.
 
SECRETARIAL
 
• Assist and advise the Board of Trustees on procedural matters such as general
  meetings, special general meetings, quorums, proxies, resolutions, voting rights.
• Arrange and attend the Annual General Meeting within 120 days of financial year
  end. 
• Take the minutes of the meeting, draft and type the minutes and dispatch the
  minutes to all the members of the Body Corporate within 14 days.
• Type and distribute notices, agendas and financial reports for Trustees meetings.
   Take minutes of the Trustees meetings, draft and type the minutes and dispatching
   the minutes to all to all the Trustees within 7 days.
• Prepare and dispatching notices and circulars.
 
Sectional Title Property ownership is one of the quickest growing forms of property ownership in South Africa today. A number of the most recent and prestigious property developments are commercial, industrial or residential Sectional Title Schemes.  Over the past 10 years or so, mixed-use Sectional Title developments consisting of both commercial and residential space have become popular.
 
Sectional Title Property administration or management is an arm of the property management industry, which has become more specialised over time. An effective Sectional Title administrator must have a good knowledge of the Sectional Title Act and sound financial skills. They have to be organised, have the ability to resolve conflict situation between members and occupiers of the Bodies Corporate and be able to communicate well with all the stakeholders.
 
Trustees that appoint inexperienced companies & managers or as is often the case, “a trustees aunt who used to be a bookkeeper” , are not acting in the best interest of the scheme or the owners of the scheme.
