All three properties were tenanted when purchased although two of the properties will ultimately be owner occupied. Initial yields on these properties ranged from 7.5% to 10% and prices from R2.4 Million to R 6.5 Million. Typically investment properties in a lower price range sell at a lower initial yield. The reason for this is simply that the demand for smaller industrial investment properties is high and supply low. With the migration to Cape Town by high net worth individuals from the rest of South Africa, this trend is set to continue.
